Located in Austin’s Red River district across from Waterloo Park, this third-floor spec suite project delivers move-in-ready space that blends functionality with elevated design. S. Tipton Studio designed two tenant suites and shared amenities within a brand-new seven-story office building, using higher-end finishes, layered details and carefully placed offices to preserve light and views — including sightlines to the Capitol.

Design Highlights:

• 7,500-SF and 4,000-SF spec suites with open office areas, private offices, reception, and break rooms

• 700-SF shared conference room plus wellness (mother’s) room and building management office

• Private offices positioned along the interior to maximize daylight access

• Glass office fronts and a neutral palette to enhance openness

• Break room with a resimmercial feel, featuring warm textures and custom lighting

• Layered design details, including wallcoverings and decorative pendants
